Resale Homes Mariel Ross May 7, 2025
If you’re a Colorado homeowner, you likely received your 2025 Notice of Valuation from the county assessor on or around May 5—and you may have had a bit of sticker shock.
Every two years, Colorado counties re-evaluate property values for taxation purposes, and this year's assessment is based on comparable sales between July 1, 2022 and June 30, 2024. That window includes a wild ride of interest rate hikes and shifting buyer demand, so depending on when your neighborhood saw peak activity, your new assessed value might not feel quite right.
If you’re wondering whether your home’s valuation is accurate—or if it’s worth protesting—I’m happy to help. My team and I can review your Notice of Value and analyze comparable sales data from the appropriate timeframe. We’ll let you know if a protest may be warranted and provide you with the right comparables formatted the way the county assessor wants to see them. From there, you can easily submit your protest online before the deadline.
📅 Key Deadlines to Know
May 1, 2025 – Notices of Value mailed
June 8, 2025 – Deadline to file a protest with your County Assessor
If needed, additional appeals can be made through the County Board of Equalization, Board of Assessment Appeals, or even District Court
💬 Not sure where to start?
I’ve helped dozens of homeowners successfully evaluate and, when appropriate, appeal their tax valuations. If your Notice of Value feels off—or you just want a second opinion—reach out! All we need is a copy of your Valuation (particularly the comparable sales section) and if you have a finished basement. There’s no obligation, and we’re happy to provide the data and tools to help you make an informed decision.
