Many buyers prefer this as it is a less intimidating process. Custom builders like Sterling Custom Homes, Celebrity Custom Homes and J Kahn Homes will let you create your own masterpiece with guidance along the way - but the design world is your oyster. And then there is a very special set of builders that I like to call semi-Custom - Infinity Homes is a great example. While the builder has established floorplans, exteriors and lots to choose from - the design options are FAR more extensive than a production builder. These homes tend to have the incredible style of a custom home, but are priced far below a typical custom.

We’ve seen this is so many communities around the Denver metro - especially Central Park, Canyons, Solterra and many more.

Why Buy a Resale Home?

Resale homes are often located in mature neighborhoods with established schools, services, and community culture. You can get a feel for the area’s vibe and history before committing. In the Denver metro - this usually means you get big trees too!

2. Immediate Availability

If you’re on a tight timeline, a resale home offers the advantage of being move-in ready. With a new build, the construction process can take months or even longer depending on supply chain challenges or permitting delays. There are exceptions to this rule, but you do not have to imagine what you are buying - the home is a tangible, real product.

Older homes often come with architectural details and design elements that are hard to find in newer builds. From original hardwood floors to vintage crown molding, these features can give your home a unique personality. With newer homes, a buyer usually has to spend time, money and a lot of energy injecting charm into a production home.  But we can help with that too!!

Unlike new builds, which typically come with minimal to no landscaping, resale homes often feature mature trees, lush gardens, and fully developed outdoor spaces. This can save you time and money (30k++) on landscaping efforts.
